Loan and insurance calculators 2026

Loan and insurance calculators help you estimate the monthly payment, interest and repayment of a loan in 2026. The mortgage calculator shows the payment, interest and amortization schedule from the price, down payment, rate and term.

What loan matters can I calculate?

You can work out the mortgage monthly payment and total interest, and compare repayment methods (annuity vs equal-principal). The down payment reduces the loan amount and thus the payment — in Finland a mortgage usually requires an own-funds share because of the loan-to-collateral cap (lainakatto).

The calculators use the nominal rate. A bank’s effective annual rate (APR) also includes the loan’s costs, so it can be higher.

What changed in 2026?

The inheritance tax-free threshold rose from 20,000 to 30,000 euros on 1 January 2026, and the gift tax threshold from 5,000 to 7,500 euros from the same donor over three years. Both taxes are progressive and split into two classes by the family relationship.

The Financial Supervisory Authority raised the loan cap to 95 percent for all borrowers by its decision of 30 June 2026, so the minimum down payment is 5 percent. In addition, a 60 percent cap on mortgage servicing costs relative to net income applies from 1 January 2026.

Taxes on housing and assets

Transfer tax is 3.0 percent on real estate, that is a house or a plot, and 1.5 percent on housing company shares, that is an apartment. The first-home exemption was removed on 1 January 2024, so first-home buyers also pay transfer tax.

The capital gain on selling your own permanent home is tax-free if you have owned the home for at least two years and lived in it permanently and continuously for at least two years. Otherwise capital gains tax is payable on the profit.
